A Builder Warranty Call on a Ten-Month-Old Frigidaire — Calgary

Frigidaire French door refrigerator with bottom freezer drawer during a builder warranty service call in Calgary

The short version

Most of TechVill’s refrigerator work arrives from homeowners. This one arrived from a builder, on behalf of a homeowner, for an appliance that had been in the house since 31 October 2025 — under a year old at the time of the visit.

The call as it came in

The builder’s report was brief and honest about its own limits: the freezer door on a Frigidaire French door refrigerator was not closing properly, and it was not clear whether the unit had been levelled correctly during installation. No other issues were noted.

On a nearly new appliance, a door that will not close pulls in two directions. It could be an installation problem — an unlevel cabinet, a hinge set wrong at delivery. Or it could be a genuine component fault inside the warranty period. The two lead to very different outcomes for the builder and the homeowner, so the visit had to settle which it was.

On site: the symptom had grown

TechVill technician Gagan attended and the homeowner filled in what the builder’s note had not covered. The freezer door was not closing — and there was now heavy frost built up inside the freezer compartment.

Frost accumulation reframes the problem. A door that does not close is an inconvenience; a door that does not seal is a humidity pump, pulling warm room air into a compartment held below freezing, where every bit of moisture it carries condenses and freezes onto whatever it touches first.

Working the chain backwards

Gagan ran a full diagnostic on the unit and found the cause was upstream of the door entirely.

The freezer was overloaded. The drawer could not slide all the way into its seated position because of what was packed in it. A drawer that does not seat fully leaves the door it is attached to standing slightly proud of the cabinet, so the gasket never makes a complete seal. Warm, humid air enters continuously — and the frost the homeowner had noticed was the record of that.

That is four links in one chain: contents, drawer travel, door seal, frost. The visible symptom was at the far end of it.

Verifying the hardware before blaming it

A freezer door that will not close, on a unit under warranty, is an easy parts quote to write. Worn drawer rails, a seized roller, a deformed gasket, a misaligned hinge — any of those would justify ordering a component.

Gagan removed the freezer drawer, inspected the rails and wheels directly, confirmed they were in good condition, and reinstalled the drawer correctly. The hardware was not the problem, and he established that by looking at it rather than by assuming it.

With the contents reorganized and the drawer fully seated, the freezer door closed and sealed as designed. No parts were replaced for this fault, and none needed to be. The frost will clear on its own now that the compartment is sealed.

Then a second, genuinely separate fault appeared

With the door resolved, the homeowner mentioned something they had not raised at booking: the water dispenser and the ice maker were both dead.

That is an unrelated system. The door and drawer are mechanical; water and ice run off a supply circuit that has nothing to do with either. Gagan diagnosed the water supply path and found three components requiring replacement to restore dispenser and ice maker operation — the water housing assembly, the water inlet valve and the water filter.

Components required for the water system repair:

  • Water inlet valve, single solenoid (part #5304529163) — the electrically operated valve that opens to admit household supply water to the dispenser and ice maker circuits
  • Water filter, PureSource Ultra II (part #EPTWFU01) — the inline filtration cartridge the supply passes through before reaching either outlet
  • Water housing assembly — the manifold body the filter and supply lines seat into (part number to be confirmed against the completed order)

The two faults were kept apart in the diagnosis, and they should be kept apart in the record: one was resolved on the spot with no parts, the other genuinely needs components. Conflating them would have made the no-parts fix look like it had failed.

The visit ran 30 minutes and covered both the door diagnosis and resolution and the water system diagnosis. As manufacturer warranty work coordinated through the builder, it carried no customer-facing service call or repair charge.

Why this one is worth writing down

Two things stand out.

The first is that the most defensible outcome on a warranty call is often the one that bills nothing. An overloaded freezer drawer is not a manufacturing defect and it is not a hardware failure, and reporting it as either would have put a parts claim against a unit that had no fault. The homeowner got a working door seal and an explanation of why it stopped sealing.

The second is that new-construction appliances reach their first service call through a different door than aftermarket ones. The builder is the point of contact, the appliance is still inside the manufacturer’s coverage, and the work has to satisfy both the warranty process and the person actually living with the fridge. Those are not always the same requirement.
